What makes a good apartment building
Many decisions that affect both residents and the budget are made at the sketch stage:
- The detailed development plan: building rights, height and how much of the plot may be built on determine how many apartments will fit. We read the plan before we sketch.
- The floor plans: the right mix of apartment sizes, storage and stairwells that take up no more space than they need.
- Shared spaces: safe entrances, laundry room, bicycle storage and a courtyard that residents actually use.
- Noise: if the building is close to a road or railway, under the Swedish Traffic Noise Ordinance the noise should not exceed an equivalent sound level of 60 dBA at the facade, or 65 dBA for a home of no more than 35 square metres. This affects the floor plan and facade from the sketch stage.
- Accessibility: homes and shared spaces must be accessible and usable for people with reduced mobility or orientation ability. Read more about our certified accessibility expert.

Can you help with the detailed development plan?
Yes. We go through what the current detailed development plan allows before we start drawing, and prepare sketches and supporting documents when the plan needs to be changed. The decision on the detailed development plan is made by the municipality.
Can an industrial building be converted into homes?
Often, but it depends on the detailed development plan, noise, daylight and the building's structural frame. On Gamla Tanneforsvägen in Linköping, a 1 000 m² industrial building is becoming ten apartments.
Do you work in BIM?
Yes. Architecture, structure, HVAC and plumbing and electrical are coordinated in a BIM model, so that clashes are caught on the drawing and not on site.
